A strategic regeneration opportunity to provide a mixed use development comprising retail and employment uses at the 18 acre site at Metz Way. The site currently comprises a Morrisons foodstore, now sold to La Salle Investment, which opened in November 2013. The enabling works required before Rygor start on site were completed in July 2014.
The property has immediate access off Metz Way, the main trunk road when entering Gloucester from the South via the A38.
Phase 1 - Let to Morrisons
Phase 2 - Pre-let to Costa Coffee. LXB have completed the long leasehold disposal of 3 acres of land to Rygor Mercedes for a commercial vehicle sales and maintenance facility. Rygor Mercedes opened their new showroom and workshop in September 2016. Spirit, now part of Greene King has exchanged contracts to acquire a site for the development of a pub and family restaurant. LXB has agreed to sell the majority of the remaining industrial land to developers TPLO (Guernsey) Limited, subject to obtaining detailed planning consent. There is one remaining parcel of land comprising approximately 0.9 acres.

The Triangle Retail and Business Park at Metz way is the largest brownfield development site in the City. Previously used as railway sidings, the site lay derelict for over 20 years. A new traffic light controlled junction has been created from Metz Way to access the development and Network Rails retained land to the south. Practical completion of the first phase was achieved in July 2013. Morrisons opened in November 2013.
Outline planning permission has been granted on the remaining land for a mixed use development to include light industrial and offices uses, a car showroom, trade park, cash and carry warehouse and restaurant/coffee shops. Costa have exchanged contracts to acquire a drive thru café on phase 2 and a variety of other units are under offer. Detailed planning permission has been granted for phase 2.
